ADVERTISINGADVERTISING--Advertising
is an area where there is a difference between our two programs. Advertising
the sale of houses is done with signs, flyers, newspaper ads, open houses and by placing
the properties on multiple listing services. Also we advertise our properties in this
and other web sites. We provide signs and flyers for our clients. For clients using our
3% MLS
program we list their property on a multiple listing service and pay for newspaper ads.
For those who use our 2% By-Owner program we do not use a multiple listing service and
clients can partially pay for their newspaper ads. We write and place all newspaper ads.
"FOR SALE" SIGNS—We
place "For Sale" signs on the properties and boxes for flyers on the sign
posts. With our 2% By-Owner program we use a For
Sale By-Owner sign. This sign states that the property is for sale with the
assistance of NET Real Estate. The For Sale By-Owner lets other agents
know that we are not obligated to cooperate with them. Our telephone number
is
printed on the signs and there is a space for sellers' phone numbers if they
want to take calls. With our 3%
MLS program, we use a conventional sign with our name and
phone number.
FLYERS--We
design flyers for our
sellers and provide them with copies. They are placed in the boxes on the for sale signs
for people to pick up. We give the seller an ample supply and asked them to
keep flyer box stocked. Additional copies are kept in the houses for
viewers to pick up before they walk through.
There is normally a heavy run on flyers the first couple of
weeks. Neighbors and local real estate agents will be the first to pick them up. Flyers
are a powerful selling tools. It is not unreasonable to expect 50 or more flyers to be
taken each week from a sign box.
NEWSPAPER ADS--
Ads are designed to get buyers to call for
information and to inform them of upcoming open houses. Our South Bay ads
run in The Daily Breeze.
OPEN HO USES--In the 2% Single Agent program open houses are the primary
way of getting prospective buyers to look at properties. We try to hold open houses f or
sellers every weekend. Of course this depends on the number of houses we have for
sale. Sometimes sellers will offer to hold open houses themselves if we
cannot make it. We supply "Open
House" signs and Directional Signs.
INTERNET-- Agents belonging to Multiple Listing Services may place their listing on
various web sites. Many agents choose to do this but will not include
the address of the property. We place all of our MLS listings on as
many web sites as offered with the address so as to give our clients the
maximum exposure.
