HOUSES--The
frequency of holding open house is different in our two programs.

BY
OWNER
PROGRAMS--
Open houses are extremely important in the
2% By-Owner program since they are the main method of reaching potential buyers. We
will hold open house as often as possible depending on the number of houses we have for
sale. We instruct sellers how to hold open houses, and encourage them to hold them when we
are not available.

MLS
PROGRAMS--We strive to
hold at least two open houses per month. The exposure on the MLS is the main method of
reaching potential buyers and open houses are not as critical as when selling By-Owner.
Early in the sell cycle we hold a broker open house
during the week for agents. In the South Bay area Broker open houses are scheduled for
particular cities on particular days of the week. Thus agents can visit multiple
properties in one city in one day.
GENERAL--Many
agents will tell you that open houses are not effective and that agents use open houses
only as a weekend offices to obtain buyer prospects. We can assure you that open
houses work! In both of our programs, most buyers will first see properties during
open houses. The first few open houses draw the most visitors. Thus, it is
important to price the property competitively from the start.
When one of our staff is not available, we encourage our sellers
to hold open houses themselves. They simply show the property and refer the buyer
prospects to us for additional information.

We provide open house signs for the yard and signs with
directional arrows to be placed at strategic locations to lead prospective buyers from
main streets to the open houses.
