2% BY-OWNER PROGRAM--We help home sellers through our single agent program for a 2 percent fee. Essentially we do everything conventional agents do except that we do not place the property on a multiple listing service and sellers are asked to pay partial costs of newspaper advertising. Properties are advertised for sale By-Owner with the assistance of NET Real Estate. Sellers can choose to be involved in the selling process. We encourage all sellers to try to sell using this program for a few weeks even though they prefer our MLS program. Sometimes a quick and profitable sale can be made.

3% MULTIPLE LISTING PROGRAM--We provide full, professional real estate services with multiple listing and Internet exposure for a 3.00 percent fee. (1-1/2 percent of this fee goes to the buyer's agent and we take 1-1/2 percent) The property is placed on a multiple listing service to provide full exposure to local agents and brokers, and an electronic lock box is placed on the property to give agents access if nobody is home. We handle all aspects of the sales including holding open houses, negotiating the sale, writing up offers, ordering inspections, solving problems that come up, and of course we make sure all of the paperwork is handled properly so that sales close on time. 

Some clients choose to give the selling agent 2 or 2-1/2 percent commissions to insure maximum exposure.  In these cases we still take only 1-1/2 percent.  Give us a call if you would like to discuss commissions.
